１。看上面的砍价是４０％以上。各个特例出价，砍价不尽相同。本地房产均有市府估价，如按这个估价为标准的话，以你经验砍多少？
２。买家大量收购，卖家不一定大量出售。散户卖家会对大量收购者有优惠？
３。房产买卖均要到政府注册过户。现金交易对卖家会有何好处？

i guess you two might be able to reach a deal at last. it is just the 1st round of negotiation and both have some special things to offer, such as loan and cash. quite possible for you two to discuss the price further, isn't it?
